Walk from the Metra platform to the corner of Park and Central on a Wednesday evening and the block reads differently than it did two summers ago. The old Bistro on Sterling space is Flossmoor Social now. The Dartmouth Pedestrian Bridge is roped off for maintenance. A streetscape project that closed lanes for most of 2025 is finished, and the sidewalks are wider than you remember. A mile southwest at Vollmer and Crawford, orange fencing has gone up around two outlots next to Meijer where nothing was moving for years.
Flossmoor is not one project. It is two, running in parallel, and the difference between them tells you more about where the village is going than any single ribbon cutting.
Two Flossmoors, one ZIP code
The downtown core around the Metra station is leaning into independent, chef-driven, sit-and-stay establishments. The Southwest Flossmoor commercial area near Meijer is being built out as the village's first true national quick-serve corridor. Same village budget, same trustees, two very different tenant mixes. For a resident, that means the answer to "where should we go tonight" now depends less on which restaurant is open and more on which kind of evening you want.
The split is not accidental. When the Flossmoor Board of Trustees approved the Chipotle and 7 Brew ordinance in February, Mayor Michelle Nelson said the village had been waiting for the right tenants and that the location "is one residents use every day". The Meijer outlots were engineered for drive-through traffic off Vollmer. Downtown was engineered, deliberately, for something slower.
Near Meijer: the fall quick-serve wave
If you are a regular at the Vollmer Meijer, the shortcut through the parking lot to grab dinner is about to get shorter. On February 2, 2026, the Flossmoor Board of Trustees unanimously passed an ordinance approving an amendment to the final plan for re-subdivision of 3900 Vollmer Road, clearing the way for a Chipotle Mexican Grill with a drive-through and patio, plus a double drive-through 7 Brew, on an outlot near the Meijer Superstore.
A few specifics worth knowing before you show up expecting a burrito in September:
- The Chipotle will have indoor dining, an outdoor patio, and a mobile-order pickup lane rather than a traditional drive-through.
- The developer, Joseph Development Flossmoor Outlot B LLC, was expected to begin construction this spring with anticipated completion in the fall.
- 7 Brew, founded in Rogers, Arkansas in 2017, handcrafts iced and hot drinks with more than 20,000 flavor customizations, and nearly 30 new locations opened across the U.S. in January alone.
Those two join a corner that already includes Buona Beef, Rainbow Cone, Starbucks and Jersey Mike's. If everything opens on schedule, five national quick-serve brands will sit within walking distance of one grocery-anchor lot by Thanksgiving.
There is more coming behind them. Five outlots are available for development as part of the Meijer subdivision, and roughly 30 acres of Village-owned land just east of Meijer is being marketed for future proposals. The Southland Development Authority is serving as the village's agent to market that parcel, with architect Edward Peck describing a walkable urban-streetscape vision featuring a mix of regional Chicago restaurants and independent shops. That is a slower conversation, but it is the conversation that will shape what the drive down Vollmer looks like in 2028.
Downtown: the sit-down evening got better
The bigger change for a resident who likes a proper dinner is a mile north. Flossmoor Social opened at 1040 Sterling Avenue in the space that used to house Bistro on Sterling. It is not another concept trying to be all things. The restaurant is owned and was developed by 7th Floor Hospitality, headed by Louis Morgan and Corey Singleton, the same group behind the Embassy Cigar Lounge that opened on Vollmer Road in April 2024. The menu is intentionally shareable. Morgan described the food as modern American small plates, with sea bass, salmon and steaks on the menu and portions built to share.
Two names worth recognizing behind the counter. Chef Jerome Brown, a longtime fixture at Maureen Mader's Battle of the Chefs fundraisers, has signed on as 7th Floor's chief culinary officer. General Manager Mikal Shakir and Executive Chef Daniel Bullock cut the ribbon at the October 4 opening.
If you have not been in yet, hours are worth knowing so you don't drive over on a closed night. Flossmoor Social is open 3 to 7 p.m. Sundays and Mondays, 3 to 10 p.m. Tuesdays through Fridays, and 3 to 11 p.m. Saturdays.
Two more downtown developments to watch, both approved but neither open yet:
- A wood-smoked barbecue spot at the old Sunnycrest Nursery site. In March 2025, trustees approved a Class 8 development agreement with Ayom Siengo and Chef Won Kim of On the Fly Hospitality for the village-owned property at 19725 Governors Highway, where developers plan to rehab the existing residential structure into a 2,000-square-foot restaurant with indoor and outdoor seating serving wood-smoked barbecue.
- A new banquet hall on the Governors/Kedzie corridor. In April 2026, trustees approved a Class 8 agreement with Nehsog Properties LLC, owned by Hakeem and Sade Bello of House of Goshen, to open the Goshen Banquet & Event Center, planned at 15,000 to 20,000 square feet.
Neither will change what you eat this weekend. Both change what the next two years of "let's try somewhere new" looks like.
The small businesses that make the walk worth it
The chef-driven openings get the ribbon cuttings. The reason the downtown block actually works, though, is the mix around them. Flossmoor's central business district pairs the Flossmoor Public Library and the Metra Electric station with Flossmoor Station Restaurant & Brewery, which was built into the redeveloped historic station in the late 1990s, plus Flossmoor Social, Beyond Borders Cafe and Dunning's Market, alongside independent shops like Conservatory Vintage & Vinyl, Gypsy Fix and Healthy Hounds, and salons including Thairapy, Little Fern and Yesterday's Gentlemen. The streetscape improvement project that wrapped up in 2025 added safety measures and cleaned up the aesthetics across the district.
If you are meeting a friend for lunch and want a genuinely local carry-out option, Dunning's Market runs a modern-market menu of sandwiches and salads made with fresh ingredients, is open Monday through Friday 8 a.m. to 6:30 p.m. and Saturdays 8 to 4, and hosts a weekly Supper Club that is worth calling ahead about at 708-799-5151.
Late-summer calendar worth blocking off
August is the strongest month of the village's event calendar, and most of it is free. A short list of what is on the books through the Homewood-Flossmoor Park District and the village itself:

A few notes on what to expect. IPO Chamber Night features musicians from the Illinois Philharmonic Orchestra performing Bridgerton-inspired music on the library's south lawn with openers from the Bel Canto Community Choir, plus food vendors, local refreshments and a plein air painting auction. National Night Out & Touch A Truck brings games, refreshments and demonstrations from the Police, Fire and Public Works departments. The Back-to-School Bash at Flossmoor Park is a joint kick-off with the village, the library, Flossmoor SD 161, H-F High School and the H-F Park District. And the twilight concerts are a longer tradition than most residents realize. The Homewood-Flossmoor Community Band returned this summer for its 61st season of free classical music in the parks.
One event that quietly did not happen this year is worth flagging for context. The Battle of the Chefs fundraising event was skipped this year because of the downtown streetscape renovation project, but Maureen Mader and Chef Jerome Brown both expect to bring it back next year. If you missed it in prior summers, keep an eye on the 2027 calendar.
The through-line
Look across all of it and a pattern shows up. The village is not chasing one big anchor. It is using TIF funding on Vollmer to attract the everyday, drive-through side of the food economy while protecting the downtown core for the sit-and-linger side. Recent infrastructure improvements to streets, sewers and water in the Southwest Flossmoor area were financed with village TIF funds in excess of $685,000 to facilitate future developments. That money bought the drive-through row. The streetscape spend downtown bought the patio-and-plein-air row. Both are pointed at residents, not at commuters passing through on I-57.
For anyone who already lives here, the practical read is this: you will not need to leave the village for a fast coffee or a weeknight burrito starting this fall. You did not need to leave for a real dinner starting last October. Whether you use both Flossmoors depends on the week, but the choice is finally local.
