Two minutes with Lauren

Do I buy first or sell first?

It is the question almost every move up buyer asks me. Watch this before you call anyone, including me.

Sound familiar?

You have either done this before, or you have never done it at all.

Most people who call me fall into one of two camps.

You have been through it before

You bought your first home years ago, and the experience left a mark. Your agent was great until the offer was accepted, and then the calls stopped coming back. You felt rushed into a price you were not sure about. You found out about problems after they had already cost you money.

You have never sold a home

You have never sold a house, and now you are supposed to sell one and buy one at the same time. Your brother in law has an opinion, your neighbor has an opinion, and Zillow has a number that does not match either of them. Everyone has advice, and nobody has a plan.

Either way, you end up in the same place. You are lying awake running the math on two mortgages, wondering where your family will live if your house sells before you find the next one.

Old school real estate has one answer for all of it. You list the house, you hope for the best, and you figure out the rest later. That approach is exactly how good families end up carrying two payments, moving twice when they did not have to, or settling for a house they do not love because the clock ran out.

You do not need more opinions. You need someone to sit down with your real numbers and tell you what to do first.

What the wrong plan costs

Doing nothing is still a decision, and so is hiring the wrong agent.

When you buy and sell at the same time, there are three places where money quietly slips away. Most people never see it happen.

01

At the list price

Price your home wrong and it sits. Every week on the market gives buyers leverage, and every price reduction becomes part of the story they use to negotiate against you.

02

At the offer

Write a contingent offer in a competitive market and a cleaner offer will likely beat you. You lose the house you wanted, and you start over with less time than before.

03

In between

You carry two mortgages longer than you need to, or you pay bridge loan fees when a mortgage recast would have done the job for a few hundred dollars. The wrong route costs real money every single month.

This is not the time for a pop tart agent.

You know the type. They pop up fast, they look great for a minute, and they are nowhere to be found when the inspection report lands on a Friday night. This is likely the biggest financial move your family will make this decade, and it deserves someone who has done it hundreds of times.

Working with me is different

I make this personal, because it is personal.

This is not a transaction to me. It is your kids' next bedroom, your equity, and the next chapter of your family's life. I treat every client like my own friends and family, and I take your interests to heart the way I would for my own sister.

A plan before a sign goes in the yard

We decide which of the five move up routes fits you before anything hits the market.

One person watching both sides

Your sale and your purchase are one move to me, and I manage them that way, in sync with your lender from day one.

Your home marketed like it matters

I hold a marketing degree, and your current home gets the presentation it needs, because what it sells for funds everything that comes next.

The truth, even when it is not the easy answer

I will talk you out of a house before I ever talk you into one.

Let's make sure we are a fit

This is for you, or it is not.

This is for you if

  • You have outgrown your home. The kids need more room, someone works from home now, or you have had your eye on a certain neighborhood for years.
  • You have built equity and want it working for you on the next purchase.
  • You want a plan, real numbers, and a timeline before you commit to anything.
  • You would rather move once than twice if there is a way to do it.
  • You value quick communication, a clear process, and an advisor who tells you the truth.
  • You are willing to be open about your finances with a lender so we can build the right route together.

This is not for you if

  • You believe you know more about real estate than someone who does this every day, and you want an agent who takes orders instead of giving advice.
  • You want me to tell you what you want to hear rather than what the numbers say.
  • You want to "test the market" at a price the data does not support.
  • The lowest commission matters more to you than the highest net and the smoothest move.

Good questions

Before you book

Should I buy first or sell first?

It depends on your equity, your savings, your family, and the market you are buying into. There are five ways to do this, and we will figure out which one fits you on our first call.

Do I need 20% down to move up?

No. Some of my clients buy with as little as 3 to 5% down and then recast their mortgage once their current home sells. Your lender and I will tell you if that route works for you.

What if my house doesn't sell in time?

That is exactly what the plan is for. We build in a backup before you ever write an offer, whether that is a rent back, bridge financing, or a timeline with room in it.

How early should we talk?

It is never too early. The earlier we start, the more options you have, and the less stressful the whole process becomes. I love hearing from families six to twelve months before they plan to move.

Does the call cost anything?

No. The call is free, and you are under no obligation to work with me afterward.

Will you handle both my sale and my purchase?

Yes. One person managing both sides is the whole point. It is how the dates, the money, and the moving truck all line up.

Your next step

Move up with a plan. Let's build yours.

Every family comes to me with a different situation, a different amount of equity, and a different timeline. That is why I start with a conversation instead of a listing agreement.

Fill out the short form below, tell me where you are, and I will tell you what I would do if I were in your shoes.
