Flossmoor is a village of about 9,700 people roughly 24 miles south of downtown Chicago, with its own stop on the Metra Electric line in the center of town. It is served by Flossmoor School District 161 and Homewood Flossmoor High School, District 233. Flossmoor homes cover a wide range, from homes built in the early 1900s near downtown Flossmoor to newer construction in neighborhoods like Ballantrae and University Court.
Flossmoor sales by price range
Flossmoor is not one market. A $250,000 home and a $750,000 home attract different buyers and sell on different timelines, so here is how each price range performed.
| Sale price | Homes sold | Typical days on market | Sold with no price cut |
|---|---|---|---|
| Under $250,000 | 25 | 26 | 15 of 25 |
| $250,000 to $399,999 | 105 | 20 | 79 of 105 |
| $400,000 to $549,999 | 45 | 15 | 33 of 45 |
| $550,000 to $699,999 | 24 | 15 | 23 of 24 |
| $700,000 and up | 7 | 12 | 7 of 7 |
The upper end of Flossmoor is moving. Homes that sold for $550,000 or more went under contract in about two weeks, and 30 of those 31 sold without a price cut.
What pricing does to your timeline in Flossmoor
| What happened to the price | Homes | Typical days on market |
|---|---|---|
| No price cut | 158 | 13 |
| Price cut under 5% | 24 | 59 |
| Price cut of 5% to 10% | 14 | 66 |
| Price cut of 10% or more | 10 | 144 |
A high number at the listing appointment feels good, and I understand why sellers are drawn to it. The numbers show that the homes that sell fastest and strongest here are the ones priced right on day one.
Who is buying in Flossmoor
About half of Flossmoor buyers used a conventional loan, and about 1 in 3 used FHA or VA financing.

|---|---|
| Conventional | 51% |
| FHA | 21% |
| Cash | 15% |
| VA | 10% |

That matters for sellers. FHA and VA appraisals look closely at condition, so a home that is ready for them reaches every buyer in this market.

Selling your Flossmoor home
My listings sell for 101.9% of list price on average, and 37 of my last 38 single family listings sold without a price cut. That comes from a plan built on three things.
Prepare the house. I walk through your home room by room and tell you what will pay off and what will not. You get my vendors for repairs, cleaning, junk removal and staging, so you are not starting from scratch.
Present it well. Professional photography and video, a planned launch across my email list, social media and the MLS, and a marketing plan you can see before we start.
Price it right. I set the final price close to launch, after the house is ready and the photos are done, using the latest Flossmoor sales. You will see every comp I used.
If your home was listed before and did not sell, I'd love to talk. Relaunching homes that sat is a big part of my business.
